$670M project aims to create city's 'front door'

Baltimore-based real estate firm The Cordish Cos. last week unveiled a $670 million mixed-use project in Missouri that looks to turn a downtown site into the "front door of St. Louis." Nathan Rubbelke of the St. Louis Business Journal reports that the project would demolish the former Millennium Hotel site in the city and replace it with 1.3 million square feet of residential, office, commercial and cultural spaces.

 

The Millennium Hotel site occupies a key location in downtown St. Louis between the Gateway Arch National Park grounds and Busch Stadium, home of the St. Louis Cardinals. The site has been vacant since 2014 and is among a group of massive vacancies in the city's downtown area. It's also just one block east of Ballpark Village, the mixed-use district Cordish created in conjunction with the Cardinals. “We see this as an opportunity for a once-in-a-generational moment to really double down on our efforts in St. Louis,” said Mike LaMartina, president of Ballpark Village.

 

Rubbelke reports the Cordish plan was one of three bids received to redevelop the targeted site. One of the other proposed projects, called King Louie Commons, sought to emphasize the region's German heritage and called for nine low-rise “Bavarian-inspired” entertainment and retail buildings.

It’s an effort that’s turning a once sleepy, residential street into a dense, downtown development that includes hotels, offices, retailers and restaurants as well as a trail system to connect the area to other parts of downtown.
